If there's no cleanout and we have to pull a toilet or go through the roof vent, it's more, and we tell you that number before we start. Hydro jetting is priced separately because it's a different job — we'll show you on camera why it's warranted before recommending it.

Looking at the problem and quoting it is free. Diagnostic work that takes equipment — electronic leak detection, a camera inspection — carries a fee, and we credit it toward the repair if you hire us. We'll always tell you which one you're asking for before we come out.

A plumber's phone rings. Nights, weekends and holidays are billed at the same rate as a Tuesday morning — there's no after-hours premium. If we can't get to you fast enough to matter, we say so on the phone and tell you who can.

Eight to twelve years for a standard tank in our water, sometimes less if it was never flushed. Past twelve, a repair is usually money spent on borrowed time. Tankless units run twenty-plus years but need descaling every year or two — Valley water is hard on them.

If you run out of hot water regularly, want the floor space back, or plan to stay in the house ten-plus years, usually yes. If you're replacing a working tank purely on the energy savings, the math rarely gets there before the unit needs replacing anyway. We'll tell you which situation you're in.

Because a cable punches a hole through the blockage instead of removing it, or because something structural is wrong — roots, a belly, an offset joint, or a section that's collapsed. If it's come back twice, stop paying to clear it and get a camera in there. That's exactly what the inspection is for.

A cable drills an opening through a clog. A jetter uses high-pressure water to scour the full inside diameter of the pipe back to bare wall, taking grease, scale and root hair with it. Cabling is right for a one-off blockage; jetting is right for a line that keeps closing up.

Warm spots on the floor, a running water sound with everything off, an unexplained jump in the water bill, or the meter's low-flow indicator turning with every fixture closed. Any one of those is worth a detection appointment before it becomes a foundation problem.

Water heater replacements, repipes, sewer line replacements and gas line work all require a permit in Los Angeles. We pull it. If a contractor offers to skip the permit to save you money, understand that it becomes your problem at resale and voids most insurance claims.

Workmanship is warrantied for one year on repairs and longer on installations; manufacturer coverage on parts runs separately and we register it for you. If the same problem returns inside that window, we come back and there's no second diagnostic fee.
