A snake punches a hole through a clog and buys you a few weeks. A jetter scours the pipe wall back to bare cast iron and buys you years. Which one you need depends on what's actually in the line — so we look first, with a camera, and show you the screen before we quote anything.

What to expect

We protect the floor, clear the line, then run the camera back through and hand you the footage. If we find a broken or root-invaded section, you'll see it on the screen with a locator depth, not just hear about it.

Hot water back today.

Most no-hot-water calls are a $150 part, not a $2,400 replacement — and we'll tell you which one you're looking at before you've committed to anything. When a tank genuinely is done (rust in the pan, a weeping seam, past twelve years), we carry common sizes on the truck so it's one visit, not three.

A camera is the difference between "you need a new sewer line" and "there's a root ball at 34 feet under the driveway, and here it is." If someone quoted you five figures without showing you footage, get a second look before you sign.

Valley homes built before 1970 were plumbed in galvanized steel, and it fails from the inside out — pressure drops first, then the brown water, then the pinholes. A repipe is a two-to-four day job in an occupied house, and how a crew runs it matters as much as the material.
